Selling with Reel Estates
At Reel Estates the initial valuation of your property is free. Using our knowledge together with up-to-date information on local property sales prices achieved, you can be confident that our valuations are realistic. A realistic valuation, as opposed to an overpriced one, is the difference between selling your home or not. Why not book an appointment to find out the true value of your home?
We are open for business 6 days a week from 8am to 7pm Monday to Friday and 9am to 4pm on Saturdays. We usually show potential buyers around your home for you, so you don’t need to worry about having to be there; that’s what you’re paying us for! Obviously all of these appointments are booked in with you first so you’ll know that we’d only turn up at your home when you’re expecting us. That gives you plenty of time to have a quick tidy up and make sure the house looks its best.
Don’t forget that you only pay commission when we successfully sell your property. By choosing us to sell your home, you’ll always have access to a specialist member of staff dedicated to managing the sale for you.
Our commission rates are amongst the most competitive offered by any other agents in the area. With our great rates on sales and our no sale/no fee policy, why look anywhere else?
Preparing your Property for Sale
Before putting your property on the market take a cold hard look at it and check what decoration and cleaning needs to be taken care of before selling. If you are residing at the property it can sometimes be difficult to see what needs to be done as you live within it every day. It’s worth getting a second opinion from a friend or one of our sales staff.
Energy Performance Certificates (EPCs)
Current legislation requires you to obtain an EPC prior to marketing your property and it must contain certain information. Our staff will be able to arrange one for you quickly.
Conducting a Property Viewing
Reel Estates conduct viewings 8am—7pm Monday to Friday, and 9am—4pm Saturdays. We will check that a time is suitable prior to confirming a time with a prospective buyer. Our negotiators always conduct property viewings so you do not need to be present. We normally hold keys and can access the property to suit your instructions. Please make sure all keys are available to open windows, fire escapes or a garage if you have one.
Before a viewing have a quick tidy up, make sure the house is freshly aired and there are no nasty cooking smells or pet odours.
If you are present, give time for viewers to discuss the property alone before they leave and resist the temptation to ask viewers if they like the property. They may spontaneously tell you, either way we will provide you with feedback following a viewing.
How long does it take to find a buyer?
With our extensive advertising, high street branches and reputation it could only take a matter of days. At Reel Estates we are able to maximise the speed of sale due to our computerised databases that match properties to potential tenants and inform them by email. We also undertake all the usual marketing to ensure we find you a buyer as quickly as possible.
Receiving an Offer
As soon as a prospective buyer has made an offer we will let you know verbally and in writing. Sometimes there may be a process of price negotiation this can be difficult but by working with Reel Estates you will benefit from our expertise in the area. The offer will be subject to contract being signed and there are no legal obligations on either side until this is done.
Accepting an Offer
You will need to appoint a solicitor to prepare a contract of sale. This will then be sent to the buyer’s solicitor who will make the necessary enquiries, complete a satisfactory local search, etc. before proceeding to exchange of contracts.
Exchange of Contracts
To prepare your contract of sale your solicitor will need certain documents from you. It can take a while to obtain these, so to help a swifter sale take time to obtain these in advance.
