Letting your home - Safety Requirements
As a landlord, there are legal obligations that you have to meet when letting your property. These ensure that the property is safe for the tenant to occupy.
Are there any gas appliances onsite?
Then you have an obligation to ensure that gas fittings and flues are maintained in a safe condition. Those appliances need to be serviced in accordance with the manufacturer’s instructions and/or serviced annually unless advised otherwise by a Gas Safe (previously Corgi) registered engineer. These checks need to be done before any new tenancy starts and repeated each year. We can arrange for the safety checks to be carried out for you by a Gas Safe registered engineer.
Planning to let a furnished property?
Then these regulations affect you. Firstly, all upholstery and upholstered furniture (such as beds, headboards, mattresses, sofas, scatter cushions and pillows) need to meet the required standards for fire resistance, indicated by the presence of the required labels.
Secondly, you have an obligation to ensure that electrical appliances are safe before the property is let. We recommend an annual check of all electrical appliances by a competent person. You also need to make sure that operating instructions or manuals are supplied for each appliance.
Letting a new home?
All new homes built after June 1992 must be fitted with a mains-operated smoke detector.
We strongly recommend that at least one alarm be fitted to each floor of your property and a carbon monoxide detector in any property that is going to be let.
